Coordinate the tenant and building scopes
For a leased Toronto property, establish which doors belong to the tenant project and which are managed by the landlord. A suite entrance, shared lobby and common washroom can have different approval contacts even when they are in the same building.
List the property manager and the person responsible for security or electrical changes. Agree who supplies power, authorizes work on common areas and receives the completed equipment records. That separation makes competing installation proposals easier to compare.
Keep an occupied entrance usable during the work
Describe the busiest arrival periods and any visitor check-in process. If more than one doorway serves the property, identify which opening is being upgraded and how occupants will be directed while it is unavailable.
An existing operator may be suitable for a wave-sensor retrofit after its condition and interfaces are checked. Where powered operation is new, include the frame, mounting space, controls and surrounding access route in the assessment.

Toronto renovation planning
If the doorway work is part of an interior renovation, Toronto’s non-residential alterations guide helps the project team identify the application documents. Have the designer confirm how the guide applies to the full renovation.
